RV Parking Sizes: 10x30 vs 12x40

An RV parking space needs to be a few feet longer and at least a foot or two wider than your rig. At AA Personal Storage in Parowan, Utah, a 10x30 outdoor space ($30 a month) fits most boats, utility trailers, and RVs up to about 28 feet, and a 12x40 space ($40 a month) fits longer travel trailers, fifth wheels, and motorhomes (rates as listed in November 2026).

Picking the right RV parking space size comes down to two numbers: the total length of your rig, hitch to bumper, and its width with everything folded in. This guide explains how to measure, what fits in each of our two outdoor space sizes, and how boats, trailers, snowmobiles, and ATVs compare. If you also need an enclosed unit for camping gear, see our full storage unit size guide to compare every size we rent.

What Size RV Parking Spaces Does AA Personal Storage Have?

How Do You Measure Your RV for a Parking Space?

Measure the total length from the front of the hitch or tongue to the very back of the rig, including anything bolted on. Then measure the widest point with slide-outs closed and mirrors folded. Those two numbers, not the model name, tell you which space fits.

Many people go by the number in the brochure, like "a 30-foot trailer." That number is a helpful starting point, but brands don't all measure the same way. Some list the box length only, and some include the hitch. The safest approach is a tape measure:

  1. Length: from the tip of the coupler or kingpin to the rear-most point, including the bumper, spare tire, ladder, bike rack, or cargo carrier.
  2. Width: the widest point with slide-outs retracted, awnings closed, and mirrors folded in. Most towables and motorhomes are built to a body width of about 8.5 feet (102 inches), the standard maximum width for vehicles on U.S. highways.
  3. Height: not a factor for our spaces, since they are uncovered and have no roof. Height matters only if you compare covered storage elsewhere.

Write the numbers down and leave yourself room to work. A foot or two of extra length makes backing in easier and keeps the hitch and rear accessories off the space lines.

How Long Is a 30 ft RV, and Will It Fit a 10x30 Space?

A "30 ft RV" is often about 30 to 33 feet long overall once you add the hitch, bumper, and anything mounted on the back, so it is usually too long for a 30-foot space. Plan on the 12x40 for any rig sold as 30 feet or longer, and measure first if you are close.

Here is a simple guide based on overall measured length. These are general guidelines, not rules from a manufacturer.

Measured overall length Space to choose at AAPS Why
Up to about 28 ft 10x30 Leaves a little room front and back
About 28 to 30 ft 12x40 recommended A 10x30 would be a bumper-to-line fit
About 30 to 38 ft 12x40 Room to back in and keep the rig inside the lines
Over about 38 ft Call us first (435) 447-4777, so we can talk through options

Width matters too. A standard 8.5-foot-wide rig in a 10-foot space leaves about 1.5 feet total, or about 9 inches on each side. That is fine for parking, but it is tight for opening a side door or working on the rig. The 12-foot space leaves about 3.5 feet of total clearance, which is much easier with a big fifth wheel or motorhome.

What Fits in a 10x30 RV Parking Space?

A 10x30 fits most boats on trailers, utility and cargo trailers, car haulers, pop-up campers, teardrop and small travel trailers, truck campers on a trailer, and smaller Class B or Class C motorhomes. It is $30 a month at AA Personal Storage in Parowan, Utah.

Good fits for a 10x30 include:

  • Bass boats, ski boats, and fishing boats on trailers, as long as the boat, motor, and trailer tongue together measure under about 28 feet
  • Utility, cargo, and car trailers, including enclosed toy haulers on the shorter end
  • Pop-up campers, teardrops, and travel trailers in the roughly 16 to 25 foot range
  • Snowmobile and ATV trailers, loaded or empty
  • Class B camper vans and many shorter Class C motorhomes
  • Horse trailers of a bumper-pull size

If you are parking a boat, remember that the boat's listed length is the hull, not the package. The motor on the back and the trailer tongue up front add several feet, so measure the whole thing on the trailer. Our guide on how to store a boat for winter covers prep before you park it.

What Fits in a 12x40 RV Parking Space?

A 12x40 fits longer travel trailers, most fifth wheels, Class A and Class C motorhomes, and long toy haulers. It is $40 a month at AA Personal Storage in Parowan, Utah, and it was on a waiting list as of November 2, 2026.

Typical 12x40 rigs include:

  • Travel trailers in the roughly 28 to 36 foot range
  • Fifth wheels, measured from the front of the kingpin overhang to the rear bumper
  • Class A motorhomes and longer Class C motorhomes
  • Long toy haulers and gooseneck trailers
  • A boat or trailer that is too long for a 10x30, such as a large pontoon or wake boat package

The extra 2 feet of width also gives you room to walk around the rig, open storage bays, and clear snow off the roof with a brush or roof rake. If the 12x40 is full when you call, ask to be added to the waiting list and consider a 10x30 for a shorter trailer in the meantime.

How Do Boats, Trailers, Snowmobiles, and ATVs Compare?

Most non-RV items fit in a 10x30 space, and you can keep a snowmobile or ATV right in the space or on its trailer. Snowmobiles and ATVs are welcome in outdoor parking at AA Personal Storage, but no vehicles are allowed inside enclosed units.

What you are parking Usual space at AAPS Notes
Fishing or ski boat on a trailer 10x30 Measure hull, motor, and tongue together
Large pontoon or wake boat 10x30 or 12x40 Depends on overall trailer length
Utility or cargo trailer 10x30 Most are well under 30 ft
Snowmobile trailer (1 to 4 sleds) 10x30 Sleds can stay loaded on the trailer
ATVs or side-by-sides 10x30 On a trailer or parked in the space
Pop-up or small travel trailer 10x30 Up to about 28 ft overall
Long travel trailer or fifth wheel 12x40 30 ft and up overall
Class A motorhome 12x40 Measure bumper to bumper, including any rack

Note that a tow vehicle needs its own space. If you want to leave both a truck and a trailer, plan on two spaces, or take the truck home.

What Should You Know About Parking Outdoors in Parowan?

All of our RV, boat, and trailer spaces are uncovered, and Parowan sits at about 6,155 feet, so plan for real winters. Long-term averages from the Western Regional Climate Center's Parowan station show average lows near 24°F in November and around 16°F to 17°F in December and January, with roughly 10 to 11 inches of snow a month from December through March.

A few things help any rig handle a winter outdoors:

  • Winterize first. Drain and blow out water lines before the first hard freeze. Follow our step-by-step guide on how to winterize your RV.
  • Use a breathable, fitted cover, not a plastic tarp, and strap it down for wind. Our covered vs. uncovered RV storage guide explains the tradeoffs.
  • Protect the tires. Tire covers block strong high-altitude sun, and checking pressure before a trip matters after months of cold.
  • Plan for the surface. Our facility is paved with asphalt up to every enclosed unit, but the outdoor parking spaces are not paved. Wheel chocks and pads under jacks or stabilizers are a smart idea.
  • Visit after big storms to clear heavy snow from the roof from a safe spot, and never climb a snowy roof.

Keep fuel cans, propane tanks, and other flammable items out of enclosed units, since our FAQ lists them as prohibited. Optional tenant protection is available for stored goods.

Frequently Asked Questions

What is the standard size of an RV parking space?

There is no single standard, and sizes vary by facility. AA Personal Storage in Parowan, Utah rents two outdoor sizes: a 10x30 space for $30 a month and a 12x40 space for $40 a month, as listed in November 2026. Measure your rig's overall length and width before choosing a space.

Will a 30 ft travel trailer fit in a 10x30 parking space?

Usually not. A trailer sold as 30 feet often measures 30 to 33 feet overall once you include the hitch and rear bumper. At AA Personal Storage in Parowan, Utah, rigs that long belong in a 12x40 space, which is $40 a month. Rigs up to about 28 feet overall fit a 10x30.

How wide does an RV parking space need to be?

Most RVs are about 8.5 feet wide with slide-outs closed, so a 10-foot space leaves about 9 inches on each side and a 12-foot space leaves about 21 inches. At AA Personal Storage in Parowan, Utah, choose the 12x40 if you want room to open doors and storage bays.

What size space do I need for a boat?

Most boats on trailers fit a 10x30 space. Measure the boat, motor, and trailer tongue together, since the hull length alone leaves out several feet. At AA Personal Storage in Parowan, Utah, a 10x30 is $30 a month, and longer pontoon or wake boat packages may need a 12x40 for $40 a month.

Can I park a snowmobile or ATV at AA Personal Storage?

Yes. Snowmobiles and ATVs are welcome in outdoor parking at AA Personal Storage in Parowan, Utah, either on a trailer or parked in the space. A 10x30 space is $30 a month. Vehicles are not allowed inside enclosed units, so all motorized toys go in outdoor parking.

Is RV parking covered at AA Personal Storage?

No. All outdoor RV, boat, and trailer parking at AA Personal Storage in Parowan, Utah is uncovered. Many owners use a breathable, fitted cover and winterize before the first hard freeze. Tenants can reach their spaces 24 hours a day, 7 days a week, and the property has 24/7 video surveillance.
